Why UK Homeowners Are Choosing to Remove Spray Foam from Their Lofts
In recent years, growing evidence from UK property professionals has highlighted serious concerns about spray foam insulation in lofts — leading many homeowners to have it professionally removed.
The Royal Institution of Chartered Surveyors (RICS) warns that spray foam is a “serious modification” to a roof structure, which can trap moisture, hide defects, and affect both the roof’s performance and a property’s valuation. Surveyors are now trained to look for these risks — and many recommend removal where problems or uncertainty exist.
Mortgageability is also a growing issue. According to the House of Commons Library, a number of major lenders will not approve mortgages on properties with spray foam insulation unless a full specialist report is provided — and in many cases, not at all until the foam is removed. This has left otherwise sound homes unmortgageable or unsellable until remedial work is carried out.
Professional bodies are aligned. The Property Care Association (PCA) has issued detailed guidance for surveyors and homeowners, outlining the risks of poorly applied foam and the pathways to compliance — which often include safe removal and certification by qualified specialists.
Even Trading Standards has cautioned consumers to beware of misleading spray foam sales practices, and to refer to official RICS guidance before installation or removal.
Consumer watchdog Which? also highlights widespread installation issues and warns that poor ventilation and condensation problems are common when foam is fitted without proper assessment.
